Pathways International

Pathways International is pleased to work with local rental homeowners to help them match their property with the international students who are seeking housing.  For a minimal annual fee we provide advertising for available properties on our website. We also provide information, such as employment, transportation, and other student needs both homeowners and students find helpful.

Our annual advertising fee is $40.00 for each property listed. This fee covers one year from March 1 to the end of February the following year.

Suggestions for Homeowners:

• Prepare a written lease that considers the needs of the students as well as yours. (i.e., departure date and travel plans, 3-4 month time frame, etc.)
• Establish a set time for rent collection. Observe that schedule and collect rent in person.
• Establish a clear understanding on the return of the security deposit. 
• North Carolina law dictates that damage to your property or failure to maintain occupancy for the agreed upon rental period are the only justified conditions for not returning a security deposit. In arbitrary cases, Pathways acts as a proxy for the student, who must leave the country at the set time.  In discrepancies you would deal with our staff and/or attorney.
• Maintain a set of dated photographs documenting the condition of your property at the time it was rented.
• In a shared living or “host family” arrangement, clearly establish “house rules”.  Remember, there may be cultural differences, so issues may arise that should be addressed up front. 
• Remember, this IS your property and you must set the rules and communicate your expectations.  Keep this matters in mind:
  
  • Drinking
  • Smoking
  • Visiting friends
  • Kitchen privileges
  • Heating and air control/windows opened
  • Phone - put a block on long distance service!
  • Computer
  • Washer/dryer (sand in clothing, amount of soap, etc. Most are not accustom to dryers 
  • Clean up
  • Consideration of privacy
  • Off limits areas

Remember the cultural differences in ideas about living environments. In many cases this is the students first experience renting.  Keep the lines of communication open and make certain that your expectations as the homeowner are clearly understood.
